    Job summary

    Red Hat's Global Workplace Solutions (GWS) team is looking for a Real Estate Senior Manager to join us in London, U.K. In this role, you will be responsible for designing and delivering facilities and services that reflect Red Hat's culture. You’ll create workplace environments where people love to come to work, interact with their colleagues, and deliver exceptional results. As a Real Estate Senior Manager, you’ll need to have substantial enterprise experience managing Real estate strategy and delivery of workplace for technology companies.

    Primary job responsibilities

    • Work cross-functionally with multiple business teams and external partners to help determine project scope and business needs
    • Manage, initiate, and coordinate the programmatic design of facility projects like workplace office fit-ups, labs, and other venues as needed
    • Support the facilities operations management and team members with subject matter expertise in an open, transparent manner
    • Collaborate as a subject matter expert with multiple business partners to guide compliance and timely delivery of projects
    • Conduct quality control audits and evaluate work standards and performance levels ensuring uniformity, effectiveness, and appropriate staffing levels
    • Manage and coordinate the efforts of various outside design, construction, and service disciplines in the design, costing, and alteration at various facilities
    • Communicate results to stakeholders via engaging communication vehicles and presentations
    • Review and estimate costs, including equipment, installation, labor, materials, and preparation
    • Own budgets, schedules, and performance standards
    • Ensure that global workplace guidelines and standards are adhered to
    • Minimize exposure and risk on a given project and proactively communicate all potential concerns or issues to appropriate stakeholders

    Required skills

    • 8+ years of engineering or construction project management experience
    • Experience managing a diverse project or outsourced service providers in a matrixed reporting structure to achieve well-developed objectives with focus on both project delivery and customer satisfaction
    • Experience managing capital and tenant improvement projects while coordinating diverse, concurrent activities; record of success defining project implementation strategies and articulating plans to consultants, contractors, and project team members to attain objectives
    • Expertise in and working knowledge of construction practices like terms, estimating, scheduling, and delivery; ability to understand construction documents
    • Expertise in architectural and space planning principles
    • Working knowledge of applicable cost metrics like square foot or unit costs for design, interior tenant finish and general construction, furniture, fixtures, and equipment (FF&E) and associated project costs
    • Expertise in analyzing contractor proposals (inclusive of bids and change requests and orders) and overseeing work to gain most value from project dollars expended
    • Experience reviewing payment requisitions from contractors and vendors and implementing value engineering activities
    • Working knowledge of CCTV, card access, alarms, and other systems and how they integrate into the overall facility
    • Interpersonal ability to listen to associates, leadership, and project stakeholders to define and communicate objectives and programs effectively
    • Fluent in open source and hosted cloud business tools like smartsheets, open office, and other business tools
    • Bachelor's degree from an accredited college or university in real estate, surveying, facilities management, engineering, or architecture
    • Project Management Professional (PMP) certification is a plus
    • Leadership in Energy and Environmental Design (LEED) certification in building and interior design and construction
